As a Sales Manager, you will take on a dual role—leading and mentoring the sales team while actively engaging in sales activities. You will be responsible for optimizing our sales strategy, ensuring all available units are marketed effectively, and implementing innovative lead generation tactics. In addition to overseeing the sales team, you will ensure pricing, promotions, and online listings are always current and maximize our efforts. Your leadership will drive both team accountability and performance while fostering a collaborative and competitive team environment to keep motivation high and results strong.

RESPONSIBILITIES

Sales & Lead Management

  • Actively engage in sales efforts, responding to leads within an average of 6 hours and conducting property tours.
  • Personally conduct property tours, delivering an engaging and informative experience to prospective clients.
  • Maintain consistent follow-up with prospects, ensuring all inquiries are managed until they convert or are no longer active.
  • Process applications within 24 hours, ensuring compliance with screening criteria.
  • Oversee the move-in process to ensure a seamless client experience.
  • Personally achieve and ensure the team meets or exceeds sales targets, with a minimum of 20 conversions per month per team member.

Marketing & Lead Generation

  • Manage online listings and inventory, ensuring all available units are accurately posted across all platforms.
  • Keep pricing and special offers up to date, ensuring competitive market positioning.
  • Oversee and implement lead generation strategies, ensuring we maximize all available marketing avenues.
  • Identify and explore new platforms and advertising opportunities to expand our reach and attract qualified leads.

Team Leadership & Accountability

  • Train, coach, and support Leasing Specialists, ensuring they meet performance goals.
  • Hold the sales team accountable for response times, follow-ups, and overall sales team performance.
  • Monitor key sales and marketing metrics, analyze trends, and adjust strategies as needed.
  • Foster a culture of friendly competition within the sales team to drive motivation, performance, and engagement.
  • Represent the company with professionalism, ensuring exceptional service at every touchpoint.

REQUIREMENTS

  • Strong proficiency in Google Suite and Microsoft Office (including Excel).
  • Exceptional interpersonal and written communication skills.
  • Strong critical thinking, problem-solving abilities, and sound decision-making.
  • Ability to effectively manage time and juggle multiple tasks simultaneously.
  • Experience in leasing, sales, or property management preferred.
  • Proven ability to lead a team, set expectations, and hold team members accountable.
  • Strong delegation skills—must effectively utilize the team.
  • Experience in marketing, online listings, and lead generation strategies.
  • Ability to analyze leasing performance metrics and adjust strategies accordingly.
  • Self-motivated with a goal-driven mindset and a commitment to achieving leasing targets.
  • Comfortable in a fast-paced, competitive environment, fostering a culture of friendly competition within the team.

Job Type: Full-time

Pay: $70,000.00 - $100,000.00 per year
