Role: Roving Maintenance Lead Technician
Reports to: Maintenance Supervisor
Job Type: Full-time, On-site
Compensation: $27.00–$32.00 per hour
Location: Des Moines, IA (On-Site)

Typical Schedule: 8:00 AM–5:00 PM, Monday–Friday; on-call; overtime and weekends as needed
SUMMARY --
Perform a full range of skilled maintenance, repair, and preventive tasks to keep buildings, systems, and grounds safe, functional, and presentable. Support a productive work and living environment by diagnosing issues, executing repairs, coordinating with vendors, and adhering to all safety and regulatory requirements.
RESPONSIBILITIES --
- Follow all company safety rules and applicable regulatory requirements; wear required PPE.
- Monitor and maintain facility grounds (snow removal, trimming, weed removal, trash pickup) to preserve a professional appearance.
- Maintain interior/exterior building components (painting, concrete/asphalt patching, drywall repair).
- Perform preventive maintenance on HVAC systems, boilers, furnaces, and other equipment; assist in developing maintenance procedures.
- Diagnose problems, identify corrective measures, and repair HVAC systems and boilers.
- Perform basic carpentry, electrical, mechanical, and plumbing tasks.
- Clear obstructions from toilets, sinks, and drains.
- Assist with maintenance related to the fire-protection system.
- Ability to be on-call and respond to building emergencies nights/weekends.
- Monitor contractor activities for safety and quality; hang signs and banners.
- Perform other similar or less-skilled work as needed; attend continuing-education classes.
- Fill in when property has no Maintenance Tech or is on PTO
- Inspect each unit 1x/year
- Handle questions and help solve more difficult problems
- Evaluate staff
- On boarding and training of staff
- Set up AppFolio and show Maintenance Tech's how to use (photos and notes)
- Review and approve invoices
- Inspect shops & minimize store runs - 1 run per week
QUALIFICATIONS --
- High school diploma or equivalent preferred (open to applicants without a diploma/GED).
- 2+ years of maintenance experience (required).
- High mechanical aptitude; working knowledge of general building systems/operations.
- Working knowledge of HVAC, boilers and basic plumbing techniques.
- Experience with electricity and basic electrical circuitry.
- Valid driver’s license.
- Ability to read, write, and perform basic math; basic computer familiarity (email, Microsoft programs).
- Strong communication and customer-service skills; ability to take direction and organize a daily schedule.
- Proficient and safe use of shop and hand tools (table/miter/band saws, drill press, airless/cup sprayers, soldering torch, wrenches, screwdrivers, etc.).
- Willingness to wear safety equipment (safety-toe shoes, glasses, gloves, fall protection, hearing protection, other PPE).
- Ability to complete required hazardous-materials handling/storage/treatment training and emergency response procedures.
- Comfortable working indoors/outdoors in all weather conditions typical of Des Moines.
- Physical requirements: climb stairs/ladders/lift-platforms to 50 ft; lift 80 lbs occasionally/30 lbs frequently; push/pull up to 1,200 lbs with a pallet jack; stand/walk entire shift; reach, bend, crawl; work in confined spaces and on roofs.
