Salary: Starting at $78,000 per year, with bonus opportunities based on Net Operating Income (NOI) and other performance metrics.
Position Overview
The Assistant Asset Manager will play a critical supporting role in overseeing a multifamily real estate portfolio. Reporting directly to the Senior Asset Manager, this role is ideal for someone with strong property management experience who is ready to transition into an asset-level perspective. The candidate must be detail-oriented, financially literate, and eager to proactively manage and enhance property performance across multiple assets.Key Responsibilities
Property Oversight & Accountability
- Support the Senior Asset Manager in ensuring property managers meet and exceed performance expectations.
- Verify that property managers deliver timely, accurate reporting on:
- Property income and expenses
- Delinquency and eviction updates
- Unit turn status and market-ready units
- Rent comps and concessions (bi-weekly)
- CapEx project updates
Site Visits & Condition Monitoring
- Conduct monthly on-site inspections of each assigned property.
- Identify and document areas for improvement, including signage, curb appeal, cleanliness, deferred maintenance, and amenity enhancements.
- Capture creative solutions and cost-effective improvement ideas to elevate asset value and resident satisfaction.
Financial & Market Analysis
- Assist in reviewing and interpreting:
- Profit & Loss (P&L) statements
- T12 financial reports
- Rent rolls and occupancy metrics
- Track and analyze market data to identify trends and inform leasing and investment strategies.
Reporting & Communication
- Collaborate with the Senior Asset Manager on monthly and quarterly reporting for investors and ownership groups.
- Help maintain accurate dashboards tracking KPIs such as:
- Occupancy and lease-up
- Delinquency collection efforts
- NOI growth
- CapEx performance and ROI
Operational Support
- Aid in identifying opportunities for operational efficiencies, marketing improvements, and tenant retention strategies.
- Provide backup support for urgent issues and help drive creative problem-solving on the ground with site teams.
Candidate Requirements
Experience
- 3–5 years of experience in multifamily property management, leasing, or asset coordination.
Scattered site, and Class C Experience
No corporate PM experience ( no one from a large national shop) - Prior exposure to financial documents (P&L, rent rolls, T12s) is required.
- Demonstrated ability to multitask across multiple properties or departments
Financial Acumen
- Strong analytical skills and ability to extract key metrics from financial statements.
- Comfort with Excel, Google Sheets, and portfolio management software.
Education & Certifications
- Bachelor’s degree in Real Estate, Business, Finance, or a related field is preferred.
- Relevant certifications (e.g., ARM, CPM) are a plus but not required.
Skills & Attributes
- Bilingual (English/Spanish) required; this role works directly with Spanish-speaking residents on a daily basis.
- Highly organized and proactive with excellent follow-through.
- Effective communicator with strong interpersonal and cross-functional skills.
- Capable of working independently and under the guidance of a senior manager.
- Solution-oriented mindset with a passion for driving portfolio performance.
